An initial meeting & discussion with the client is held at the very beginning of the project to obtain the clients goal for the project. As well as their hopes and wishes, their dis-likes and their must-haves and to start the legal agreements. General ideas and concepts are discussed, and then the Architect will develop those ideas into an initial schematic design for the client to review.
The Architect will move forwards toward a preliminary design, based on any comments and feedback we received from the Client on the Schematic Plans. There is typically some indecision at this point over parts of the design, e.g. having 3 vs 4 bedrooms or the placement of a bathtub, etc.?! These types of concerned are alleviated in this phase and the next one to ensure that you are 100% satisfied with what is going to be built.
Our policy is to provide the client with 2 or 3 different optional wall/room configurations, and other optional features as well so the client can visualize each of the possible options before making a final permanent decision. You do not want to not like part of your house after it is already built. It can be $10's of $1000s dollars cheaper to experiment with different options in the development stage.
The furnishings, fixtures, and finishes in the interior and exterior spaces can be planned and designed and thus the materials, textures and colors can all be coordinated for a complete visualization for the client. They can also use their personal preferences to create something unique and special. A walk-through of the whole project is provided that will show what the user will experience while passing through each and every spatial configuration.
Floor Plans, electrical plans, site plans, elevations, etc. and other structural drawings (foundation plan, roof framing plan, shearwall plan, etc.) are developed and finally published for submittal to the presiding counties building department to obtain a building permit.
The architect and our team will work as an agent for the client; reviewing bids and estimates from different contractors as they come in, as well as researching their reputation and their prior projects. Together, the client and the architect can select the best contractor. The architect’s job is to ensure the client gets the best quality and value for their money.
Our services continue as the project is being built. We want to ensure full checks and balances for our clients so that contractors are not cutting corners and that they are following the instructions on the drawings and using the materials called out on the plans. We want to ensure that they are building it the way it supposed to be built and there is no room for any negligence or any swindling.
